Military Relocation

The Ash & Rose Real Estate Team is dedicated to providing the best real estate services to our men and women of the Armed Forces and all Veterans here in Jacksonville and Northeast Florida areas.

We understand how difficult it can be for military families to routinely move from base to base, both here in the U.S. and overseas, and how these frequent moves pose unique financial and emotional challenges. We realize that a stable home can prove our service members and their families a much-needed sanctuary, especially when those warriors are deployed.

Our philosophy is simple; provide only the best to our nation’s best!

As a 30-year military veteran, Robert Rose is personally dedicated to providing exceptional customer service to the Jacksonville military community. He believes it is our duty to take care of our military family and Veterans by delivering the TOP NOTCH customer satisfaction they deserve.

We listen carefully to our customers because we are committed to having successful results! Through our market expertise, problem-solving abilities, and resources throughout Jacksonville and Northeast Florida, we can provide our customers with a first-class experience, whether buying or selling their home.

  • NO Money Down
  • Lower Monthly Payments
  • NO Private Mortgage Insurance
  • Competitive Interest Rates
  • Easier to Qualify
  • Basic Allowance for Housing (BAH) is a significant benefit for qualified active military members. Lenders can count your Basic Allowance for Housing as effective income, which means you can use BAH to pay some or all of your monthly mortgage costs.

You may be eligible for a VA Home Loan if you meet one or more of the following conditions:

  • You have served 90 consecutive days of active service during wartime,
  • You have served 181 days of active service during peacetime,
  • You have more than 6 years of service in the National Guard or Reserves,
  • You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability.

Military members need to prove to a lender the service requirement has been met with a Certificate of Eligibility (COE). The COE officially states that the applicant has satisficed the service requirement and is eligible to start the VA Loan process.

The quickest way to obtain a COE is through a VA-approved lender. Lenders can access the VA’s online system to verify a buyer’s entitlement in a matter of minutes. Potential borrowers can also request a COE through the mail or via the VA’s website.

Previous us of a VA Loan does not nullify future VA Loan benefits. Repeat borrowers are able to re-use their VA Loan benefits, proved all previous VA loans have been paid in full and the previously financed properties have been sold.

It’s also possible for a veteran to retain a VA-financed property and purchase a second home (one-time only) with a VA Loan. The previous VA Loan must have been paid in full and the second home purchased must be used as a primary residence.

Military buyers and Veterans looking to secure finance should interview lenders to ensure they are experienced with the VA Home Loan Program. A lender with extensive VA Loan experience can ensure you can get quick and accurate answers on the documentation they may need in order to move forward. Explore Your Benefits
